Why collect rent by open banking

Standing orders get forgotten. Open banking makes rent effortless.

A standing order is set up by the tenant, for a fixed amount, and easily forgotten. RecuraFlow sends the right amount each month, reminds them, and confirms the instant it is paid — so far less slips through.

Fewer arrears

Each month we send your tenant a request for the right amount; they approve it in one tap in their banking app. With automatic reminders, "I forgot to set up the transfer" stops happening.

No more chasing

No month-end ritual of checking bank feeds and sending reminder texts. Payment requests go out on schedule and the exceptions list shows only what genuinely needs you.

Automatic reconciliation

Every payment is matched to the right tenancy the moment it clears. No spreadsheets, no guessing which transfer belongs to whom.

Missed payments chased

If a payment isn't approved, RecuraFlow sends a reminder to approve again and flags it early — so a one-off miss never quietly becomes three months of arrears.

Tenants kept informed

Payment requests and receipts go out automatically by WhatsApp, email or SMS. Tenants always know what's due and when.

Bank-grade security

Tenants approve in their own banking app, with the security they already use every day. No card or account numbers are shared and you never see their login — open banking is bank-grade secure.

Built for the real lettings market

Whole properties, HMOs, multi-unit blocks. All handled.

Most rent-collection tools only really work for single tenancies on whole properties. RecuraFlow handles the lettings configurations agencies and portfolio landlords actually have — without workarounds, dummy tenancies, or off-platform spreadsheets.

Houses and flats let as a single tenancy

The standard case — one agreement, one collection schedule, joint tenancies handled cleanly.

HMOs with rooms let separately

Each room has its own tenancy, its own rent and its own payment schedule. Licence details captured at the property level.

Multi-unit buildings with self-contained flats

Converted houses, small blocks, mixed-use buildings. Each unit handled as its own let with full reporting at the property and tenancy level.

Mid-month starts handled correctly

When a tenant moves in part-way through the month, the part-period charge is calculated automatically and collected separately from the regular schedule.

How it works

Live in four steps

Rent collection gets you live in minutes. From there, the rest of the platform — referencing, compliance, deposits, insurance and tenant credit-building — switches on from the same dashboard.

01

Add your tenancies

Enter properties and tenancies one by one, or bulk-upload your whole portfolio from a spreadsheet.

02

Tenants connect their bank

Each tenant chooses their bank and approves securely in their own banking app. No card details, no forms.

03

RecuraFlow requests payment

Each month we send the tenant a payment request for the right amount, ahead of the due date, with reminders sent automatically.

04

You watch it land

Payments reconcile themselves. Your dashboard shows what cleared, what's pending and what needs attention.

Questions

Good to know

How is this different from a standing order?+
A standing order is set up by the tenant for a fixed amount, with no reminders and no visibility for you — and it silently pays the wrong amount when rent changes. With RecuraFlow, we send the tenant a request for the correct amount each month, remind them automatically, confirm the instant it is paid, and reconcile it to the tenancy. The tenant still approves each payment today; fully automatic payments are coming as open banking adds support for them.
Is the tenant's money protected?+
Yes. Payments run over regulated open banking. Each tenant approves in their own banking app using Strong Customer Authentication — the same security they use to log in — so no card or account details are shared and RecuraFlow never sees their login. Payments are protected under the Payment Services Regulations through the tenant's bank.
What happens if a payment fails?+
RecuraFlow flags it on your dashboard the same day and automatically reminds the tenant to approve again. Because you see issues immediately, a single missed payment is far less likely to build into serious arrears.
Do I need to be a payments expert to use it?+
No. RecuraFlow connects to open banking through an FCA-authorised payment provider and handles the technical side — bank connections, payment requests, reconciliation and reporting. You work with a clear dashboard, not bank files.
Does RecuraFlow support HMOs and multi-unit properties?+
Yes. RecuraFlow handles HMOs with rooms let individually, multi-unit buildings with self-contained flats, and standard whole-property tenancies — all from the same platform. Each room or unit has its own tenancy and its own payment schedule, while reporting rolls up to the property and portfolio level. HMO licence details are captured at the property level too.
Is RecuraFlow only for rent collection?+
No — rent collection is the entry point, not the whole product. RecuraFlow is built as one platform for the whole tenancy: tenant referencing and affordability, deposit protection, compliance certificates (gas, electrical, EPC), tenancy agreements and e-signing, AML checks, inventories, utilities switching, arrears support, landlord and tenant insurance, rent reporting that helps tenants build their credit, and open-banking savings. Each runs on the same open-banking foundation and the same dashboard, and is available now to our private-beta cohort.
Can my tenants build their credit score by paying rent?+
Yes. With the tenant’s consent, RecuraFlow can report on-time rent payments to a credit reference agency, so paying rent helps build their credit file. It’s positive, opt-in reporting — tenants choose whether to take part.
Does RecuraFlow handle referencing, compliance and deposits too?+
Yes. Alongside rent collection, the platform covers pre-tenancy referencing and affordability, deposit protection in a government-approved scheme, gas / electrical / EPC compliance certificates, tenancy paperwork and e-signing, and rent reviews. The aim is to keep the whole tenancy in one place rather than scattered across separate tools.
When can I start using RecuraFlow?+
We're currently in private beta with a small first cohort and inviting new customers in carefully so we can support each onboarding properly. Join the waitlist and we'll contact you as places become available, in the order people signed up.
